The handsome new limestone and brick apartment buildings on Washtenaw just south of Roosevelt Road represent the first phase of Park Douglas, a planned redevelopment undertaken by the City of Chicago, the Chicago Housing Authority, Brinshore-Michaels and Sinai Health System. By blending elements of traditional and contemporary architectural detail in an original manner that closely relates to existing residential units, the firms of Pappageorge Haymes Partners and Koo and Associates created a streetscape that’s sympathetic to the past yet accommodates the needs of the future. The 19 new buildings – with 137 rental apartments – use familiar materials such as face brick and stone, including limestone details salvaged from deconstructed vintage buildings. Koo’s infill buildings reflect the classic features of the surrounding neighborhood, while structures adjacent to the proposed new Mt. Sinai Ambulatory Care Center by Pappageorge Haymes reflect the more modern style of the planned medical center expansions. The Park Douglas buildings incorporate green features that exceed the City of Chicago’s energy efficiency requirements and are expected to be awarded LEED Gold certification. For its innovative and sensitive design that blends into and enhances surrounding blocks, integration of green design features for health and sustainability, and partnership with the broader community, the 2nd Place Richard H. Driehaus Foundation Award for Architectural Excellence in Community Design is awarded to Pappageorge Haymes Partners and Koo and Associates for Phase I of the Park Douglas development.
