Over the past two decades, and in response to the challenge of the Chicago Housing Authority’s Plan for Transformation of public housing, the partnership of Brinshore Development and the Michaels Organization has unexpectedly but assuredly created mixed- income/mixed-use developments that are handsome, well-built and welcomed by the neighborhood. And no better example of this record of accomplishment is 4400 Grove. This 84-unit complex was planned with community input led by the Quad Communities Development Corporation—or QCDC—which has led community planning and redevelopment efforts in the area since the mid-2000s. The result is a property that surprises, in the grace of its structure, the artfulness of its apartments, its innovative landscaping, and to the delight of neighbors, commercial spaces on the ground floor of each of the buildings that are bringing locally-owned community curated high-quality goods, services and dining venues. A $37 million development, it is the kind of catalytic investment that all communities need—to signal momentum and increase business and resident confidence and optimism.
